What is Building Automation?

Building automation is the centralized control of a building’s systems through a building automation system (BAS). In a typical building, heating and cooling, lighting and security all operate independently. This wastes energy and increases maintenance. Integration involves connecting the various building systems through a common control interface. The objective of building automation is to operate as efficiently as possible and in turn improve occupant comfort, reduce energy consumption and operating costs, and improve the life cycle of equipment and utilities. A building automation system can control and integrate any electrical system in a building based on occupancy and schedules. It can also monitor performance and device failures in all systems and will alert staff to any issues. Alarms can range from simple room temperature settings and equipment status alarms to differential pressure, humidity, pressure and gas leak sensors.

HVAC equipment such as air handlers can be managed and programmed to optimize air flow so that less conditioning is needed by balancing return and outdoor air accordingly. Equipment can be started and stopped based on either time of day, temperatures, building pressures or a combination. Integration of a Delta Access Control system with a Delta HVAC and Lighting system allows many additional control strategies to be implemented. When access is granted various lighting zones and/or HVAC zones can be automatically initiated. When armed the system can be set to unoccupied or a standby setting which provides further energy savings.

lighting and security

Interior and exterior lighting can be turned on, off, or dimmed based on time of day, or on occupancy sensor, photo sensors and timers. Room lights can be scheduled to turn on a set period of time before the room is to be used or set to be turned off half an hour after a motion detector last senses movement.  Exterior photocells can be used to monitor the time of day and adjust the exterior lighting and lighting in rooms with windows. Security systems can also be integrated into the automation system. The alarm system can be used to turn lighting or HVAC systems on and off depending on if the alarm is enabled or disabled. Occupancy sensors can also be used as burglar alarms for when the security system is turned on.
